Who runs this site

You can reach Gatepost Pattaya through the contact form on this site or on LINE at @gatepost. By using the site you agree to these terms. You must be at least 20, or have a guardian's permission, to make an account or post a listing.

What Gatepost is

Gatepost is a free site for finding property to rent or buy in Pattaya. Listings come from public Facebook posts, local agents, owners and street signs. We are not the owner, landlord or seller, and unless a page says otherwise we are not the agent of either side or a party to any rental or sale. If you send an enquiry to Gatepost by form or LINE, rather than to an advertiser, a property agent may handle it and may earn a commission from the owner or developer if a deal results. We do not hold deposits or take payments. Gatepost is not connected with or endorsed by Facebook, Meta or LINE.

Check before you pay

A "checked" date means we recently saw the listing online or had it confirmed. It does not mean we have visited the property. It does not guarantee that the property is available, that the details or price are correct, or that the person advertising it has the right to rent or sell it. A scam flag or its absence is only an automatic signal.

• See the property in person before paying any deposit.
• Confirm who owns it and who you are paying.
• Read any contract before you sign, and get legal advice for a purchase.
• Rules on foreign ownership and on leases apply. Confirm them with a lawyer.
• Prices and availability can change without notice.

Prices and market figures

Prices are asking prices, not sale prices or valuations. Medians, price per m² and comparisons are worked out from listings and can be wrong, especially where there are few. Listing summaries and translations are made by AI and can contain mistakes: the source post or the advertiser has the final word. Nothing on this site is legal, tax or investment advice.

New developments

Enquiries about new developments come to Gatepost, and we may be paid by the developer if a sale results. Prices, sizes and completion dates come from developers and public sources, and can change or differ between sources. Confirm them in the sales contract.

Accounts

Keep your login to yourself and your details correct. You are responsible for what is done through your account. You can ask us to close it at any time.

Agents and owners

Listing is free today. If we introduce paid plans we will give at least 30 days' notice, and nothing you have not agreed to will be charged.

• Only list property you have the right to advertise, and only real, available property at its real price.
• Keep your listings accurate and mark them when they are gone.
• Use only photos you have the right to use, and avoid showing people, documents or car plates.
• You keep ownership of your content. You allow us, free of charge, to show, resize, translate and summarise it on the site and to promote the site while it is listed.
• We show your name and contact details only with your consent.
• We rank listings using checks such as reports and how far prices are from the area median, and we may edit, hide or remove any listing or suspend an account that breaks these terms.

Using the site fairly

Do not send false reports or spam, post illegal or misleading content, collect other people's personal data, copy the site's data in bulk, interfere with its operation, or use it to mislead anyone.

Content, photos and removal

The site's design, text and data belong to Gatepost or its licensors. Photos belong to the people who took them, and Facebook photos load from Facebook and are credited to the original post. If you think a listing or photo infringes your rights or should not be here, use the contact form or send its GP- reference to us, and we will hide it while we check, normally within 3 working days.

Limits of our responsibility

The site is provided as it is and may sometimes be unavailable. As far as the law allows, we are not responsible for losses caused by relying on a listing, or for dealings between you and any agent, owner, developer or other person. Nothing here limits liability for fraud, gross negligence, death or bodily injury, or any right that cannot be limited under Thai law.

Changes, law and disputes

We may update these terms, and the date on this page shows the latest version. If a change matters for you we will say so on the site. We may change or stop any part of the site. These terms are governed by Thai law, and the Thai courts decide disputes, without limiting any right you have as a consumer. Please contact us first: most problems can be solved quickly. Translations are for convenience; if they differ, the Thai version prevails.
